To obtain a service of a lawyer is a must!  But Some lawyers have a tendency to forget that people are not aware of what to expect as they move towards the finish line of their closing, so we hope this helps.

Your builder has sent you a letter to your lawyer and/or yourself informing that the closing of your new house will occur in a month, and the date is now firm, by now your lawyer has sent notices to water and gas, building and tax departments., Apart from requesting amounts, clearances and compliances, these letters have advised the appropriate group that you are soon to be the new owner. Short lists of items to look out for and ensure you have connection to are the following:

  • Hydro/Gas/Water
  • Tax department
  • Telephone/Cable/Internet

Subject to when he/she receives the adjustments from the vendor, your lawyer should call you from anywhere from 7 business days to two weeks before closing and provide you the exact figures you need to close the deal. Remember that generally, all cheques need to be certified as they go through your account. Just before closing, you will do your TARION(formerly known as Ontario New Home Warranty Program)inspection.

Now after your home inspection. It’s closing day and happens? Lawyers or his/her representatives goes to the registry office and hands over your money and get a deed in return. All documents are registered and you own the house!  What about the keys? Keys either handed over at the registry office or the builder releases them at site. Your lawyer should phone you with this information.

Condominiums/Apartments:

Condos or apartments are a little different because usually there are two closings: The interim Occupancy which is written in your initial contract that you signed and the final closing which will be determined at a later specific date. The difference is simply when you get possession the first time, you donot own the unit until the final closing and registration of documents. In addition, you need to determine what is included in your monthly maintenance fees and what you pay for directly.  Your best source of advice will be your Lawyer that is referred to you by PARSA CANADA.
